Building Operations Technician
Up to Four (4) Regular Full Time Positions
Real Property and Asset Management-Corporate Services
You will be responsible for operating technical building systems and coordinating the maintenance and repair of at least one Regional facility. You will be accountable for coordinating all service contract requirements while closely collaborating with department staff and building occupants to maintain a safe, reliable and functional facility.
Monitor, operate, diagnose, adjust and maintain the facilities system settings to meet Program and energy efficiency needs while maximizing asset lifespan in a safe, reliable and functional facility
Responsible for implementing preventative maintenance plans by performing regular comprehensive inspections of all mechanical, electrical, controls and architectural systems for entire facility
Support implementation of capital project work
Timely follow up with the Property Manager, Program staff and others regarding facility operational issues that have been identified in the inspections
Full HVAC review to ensure systems are operating effectively and efficiently within design tolerances to meet occupant needs in collaboration with Building Automation and Systems specialists
Gathering and analyzing system information from advanced equipment controls including VFDs, automated control panels, building automation systems, chemical systems and various gauges and monitoring equipment in collaboration with Building Automation and Fire and Life Safety Specialists’
Develop strong relationships with Program occupants and will be required to routinely work as an independent member of the facility team
Collaborate with Fire & Life Safety and Building Automation and System Specialists on repetitive issues or technical issues that may involve networked systems or highly specialized support
Provide orientation to facility contractors working at the site to expedite preventative maintenance and the diagnosis and repair of equipment failures.
Complete hands on maintenance of various systems where outsourcing models are less effective.
Maintain and correct any immediate facility or grounds issue that may result from unique environmental or other conditions.
Document work orders and reports and identifies any trends that may significantly impact the asset lifespan or program occupants.
Assist/support the Property Manager with the following: planning of preventative maintenance, contract scope of work development and general vendor management, policy and process development and analysis of operational impacts of capital projects
Facilitate any regulatory compliance inspections that may arise from TSSA, Ministry of Health, Electrical Safety Authority, Joint Occupational Health and Safety Committee or others
Assist in acquiring quotes/pricing for small Operational projects
Coordinate site access and monitor contract work being conducted by vendors
Cross-reference contract scopes of work with actual site work, and follow up with any omissions and/or deficiencies to ensure compliance
Support special event site functions
Purchase supplies for completion of outstanding work orders
Provides input into annual operations budget
College diploma or trade school certificate specializing in Building Automation, HVAC and Electrical Systems with at least three years of related work experience (e.g. building automation systems)
Ability to operate, diagnose, troubleshoot and repair various Building Automation Control, HVAC, Mechanical and Electrical systems
Working knowledge of service contracts and preventative maintenance programs
Ability to read and interpret facility drawings
Ability to provide a high level of organizational skills for managing multiple sites and tasks with conflicting demands and shifting priorities
Proficiency in all MS Office applications (Visio, Word, Excel, PowerPoint)
Ability to monitor the operational budget for a facility
Knowledge of Ontario Building Code, Ontario Fire Code, Ontario Electrical Code, Occupational Health & Safety Act and other relevant facility legistation/regulations/codes/standards
Ability to work indoors and outdoors in all weather conditions and lift heavy objects up to 80lbs and work at heights
Ability for occasional after-hour or weekend work and work scheduled as "stand-by" being within range and available for site response as required and being able to work on a 24 hour basis. Ability to participate in a rotational on-call schedule.
Excellent problem-solving, analysis and research skills; Excellent verbal and written communication skills
Strong customer service skills and a high level of acumen and diplomacy with internal and external customers; Ability to work effectively as member of the team
Demonstrated ability to work independently and with a high degree of discretion, tact and professionalism
Property / Project Management experience skills an asset
Working knowledge of Computerized Maintenance Management Systems (CMMS) is an asset
Class G driver’s license in good standing free of serious offenses with daily access to a car
Access to personal vehicle for transportation is required
Compensation: Band 5 as per Non Union Salary Structure + Comprehensive benefits
Location: 10 Peel Centre Drive, Brampton
Hours of Work: Monday to Friday 8:30am-4:30pm 35 hours/week + potential evening and weekends
