We are seeking an experienced Building Systems Manager in our Canadian Buildings Division – Toronto district . Reporting directly to the District Building Systems Manager, the Building Systems Manager oversees the installation of all building systems needed on a project. They are responsible for the overall management of the Building Systems sub-trades and consultants. This position might involve being assigned to a large single project or a number of projects depending the capability and experience.
Involved in the development of the Construction Plan of the project.
Design, layout and manage the procurement of temporary utility services such as power, water, gas and storm connections for their inclusion in the construction plan.
Assist the project with schedule development and implementation.
Develop in conjunction with the PCL Team a Scope of Work document and tender package for the Building Systems trades.
Negotiate and enforce subcontracts, and major purchase orders of building systems materials.
Initiate and review building systems coordination and shop drawings.
Chair all meetings related to coordination of building systems, design meetings as required and commissioning.
Attend meetings with management, owners, architects and consultants.
Participate in proposals and presentations as well as design build proposals.
Coordinate and monitor the activity of the building systems trades and will implement quality control programs as required.
Act as a liaison or manage the consultant and sub-trades. Review ongoing documentation (i.e. RFI’s, Site Instructions, change notices, etc.) for completeness, content, cost and schedule impacts.
Negotiate and process the change notices/orders.
Review all progress draws and negotiates of all approvals as required.
Participate in safety walks and inspections.
Involved in dispute resolution with the building systems trades.
Coordinate all commissioning and close-out activities including the scheduling of all the Architects, Consultants, Specialized inspections and the final review of the Authorities having jurisdiction to Occupancy & Substantial Completion.
Mentor, coach, supervise and assess performance of Building Systems Coordinators.
Other duties as required
Minimum 5 years progressive experience in a mechanical/electrical construction related position.
Ability to interpret and manage contractual obligations and responsibilities.
Able to read and interpret mechanical, electrical, architectural and structural drawings.
Experience in monitoring and controlling costs and consumption of the utilities.
Able to calculate the electrical and mechanical loads required for temporary services and design the systems.
Ability to effectively negotiate subcontracts and change notices.
Able to understand impacts and coordination required for the transportation or conveying Systems (Conveyors, Elevator & Escalators, etc.)
Ability to be flexible, multi-plan, multi-task on multiple projects and identify long lead items and potential access problems.
Experience with scheduling, monitoring and forecasting resources for optimum efficiency.
Able to visualize architectural and structural impacts on mechanical and electrical installations and vice versa.
Ability to identify installation priorities to trades and prepare schedules (including installation, commissioning and close-out).
Understands space required for equipment installation and their respective building systems connection needs.
Solid understanding of other key building systems including Security, HVAC Controls, Communication, Fire Alarm and Fire protection systems.
Identifies potential for value engineering.
Working knowledge of Life Cycle costing.
Supervisory skills – career development, coaching and mentoring.
Efficient oral and written communication skills
